A Local's Perspective

Life in Southern Beaches.

The Southern Beaches are seven unincorporated villages on Hatteras Island, reached from Nags Head by crossing Oregon Inlet on the Marc Basnight Bridge and Pea Island National Wildlife Refuge. Rodanthe, Waves, and Salvo were historically one settlement called Chicamacomico; a post office renamed the northern part Rodanthe in 1874, the same year its life-saving station opened.

South of the Tri-Villages, Avon, Buxton, Frisco, and Hatteras carry the bulk of the island's year-round population — Buxton is the largest and widest village, and home to the Cape Hatteras Lighthouse, the tallest brick lighthouse in the United States.

HOAs & POAs

Southern Beaches HOA norms

Largely HOA-free

Most Hatteras Island village housing is individually platted rather than part of a planned subdivision. A few named communities, like Kinnakeet Shores and Brigands Bay, do have property owners' associations — confirm on a per-listing basis.

New Construction

Building in Southern Beaches

New building is mostly individual spec homes and soundside-lot construction; large-scale development is limited, and NC-12's vulnerability to overwash near Rodanthe has constrained growth in that area specifically.

Straight Answers

Southern Beaches buyer questions, answered.

How do you get to the Southern Beaches?

By NC-12 south from Whalebone Junction in Nags Head, crossing Oregon Inlet on the Marc Basnight Bridge and passing through Pea Island National Wildlife Refuge before reaching Rodanthe, the first of the seven villages.

Is Hatteras Village the end of the road?

It's the southern terminus of Hatteras Island and home to the free NC ferry connecting to Ocracoke Island — the next stop south along the Outer Banks.

Are HOAs common on Hatteras Island?

No — most housing here is on individually platted lots rather than inside a planned subdivision, making the Southern Beaches the most HOA-light area covered by The Spencer Team.
