- $600,000 home: 16.7% down, $500,000 loan, about $3,337 a month
- $700,000 home: 14.3% down, $600,000 loan, about $4,004 a month
- $800,000 home: 12.5% down, $700,000 loan, about $4,671 a month
- $1,000,000 home: 10% down, $900,000 loan, about $6,006 a month
These payments are principal and interest only. They don't include property taxes, homeowners insurance, flood or wind coverage, HOA dues, or mortgage insurance. Freddie Mac's average is based on conventional loans with 20% down and excellent credit, so your actual rate may be higher or lower. Larger loans may also be priced differently.
Do You Need 20% Down?
No. Plenty of buyers put down less. But the amount you put down can change your loan options, whether you pay mortgage insurance, and your monthly payment. A lender can show you how those pieces fit your situation.

Medians are a midpoint, so half of the homes sold for less. In smaller markets like Duck, which had 38 detached sales through July, a few sales can move the number.
What Could Each Price Range Look Like?
Around $400K to $500K: Depending on inventory, this range tends to include smaller homes, condos, townhomes, and properties farther from the ocean.
Around $600K to $700K: This is close to the overall Outer Banks median. Your options depend on the town, condition, and distance to the beach.
$800K and up: Buyers may find larger homes, better locations, rental-oriented properties, or homes with features like pools. Options vary significantly by community.

Property Taxes Depend on Where You Buy
Dare County's property tax rate for 2026-27 is 26.32 cents per $100 of assessed value, before any town or district charges. In Currituck County, the 2026 countywide rate is 60 cents per $100, and homes in the Corolla Fire Protection Service District pay an additional 8 cents.
On a $500,000 assessed value, that works out to about $1,316 a year at Dare County's county rate and about $3,000 a year at Currituck's countywide rate, before town and district charges. Assessed value can differ from your purchase price, so ask us what a specific home's taxes look like.
Insurance and Other Ownership Costs
Coastal homes may need flood and wind coverage in addition to a standard homeowners policy, and costs vary by property. It's worth getting quotes early so they're part of your budget.
